Building Fire Safety Compliance

Every business owner or facility manager has a responsibility to keep their workplace safe and satisfy government regulations. You can effectively practice a safe workplace and comply with regulations by:

  • Preparing, maintaining and implementing an emergency plan that includes -
    • An effective response to an emergency
    • Evacuation procedures
    • Notifying emergency service organisations at the earliest opportunity
    • Medical treatment and assistance, and;
    • Effective communication between nominated people to coordinate the emergency response and all persons at the workplace
  • Maintaining means of escape from the building -
    • Maintaining at all times free from obstruction adequate means of escape in the event of fire threatening any part of the building
  • Maintaining prescribed fire safety installations -
    • Maintaining at all times every prescribed fire safety installation to a standard of safety and reliability in the event of fire

In addition the Building Fire Safety Regulation (BFSR 2008) define certain requirements that ensure the safety of buildings and occupants in the event of a fire or other hazardous event.  There are a number of responsibilities for owners and occupiers to ensure the fire safety  of occupants in buildings including:

  • Evacuation planning, instruction and practice
    • Keeping fire and evacuation plans in specified form including requirements for managing entities and secondary occupiers
    • Evacuation plan should reflect fire and safety management procedure
    • Relevant approval documents need to be obtained 
    • Accessing, changing and reviewing your fire and evacuation plans
    • Evacuation signs and diagrams are to be displayed
    • Appointment of Fire Safety Advisor

Building Fire Safety Audit

Conducting an annual fire safety audit will help ensure complete and relevant compliance is met.  If you are a business owner or facility manager, we recommend completing the following:

  • Audit of prescribed fire safety installations and contractor logbooks to ensure compliance with BFSR and relevant Australian Standards with regards to the buildings approval dates and age.
  • Review and Audit of essential documentation i.e. Certificate of Classification, Annual Occupiers Statement, fire engineer reports, approval documents.
  • Inspection and Audit of passive prescribed fire installations i.e. paths of travel, exit doors,  fire doors, shutters penetrations, collars and seals
  • Review and Audit of Fire and Evacuation Plan to ensure compliance with BFSR and Queensland Fire & Rescue Service QFRS requirements
  • Audit of emergency training and records i.e. evacuation co-ordination instructions, general evacuation instructions, first response instruction and annual evacuation practice

Following the audit you will be able to determine any further actions required or continue to 'prepare, maintain & implement' your emergency plan annually.
